I have been shown multi million dollar homes with no POF on a regular basis.

They say that Franklinton will be the next hot spot, but it's going to take a while to get that area cleaned up.

And having dealt with an indoor smoker rehab as my first I can say you WILL be in for some work/expense to get that place cleaned up after they leave.

Some roofers are careless and on even the calmest days they will leave a mess on the surroundings, especially on any nearby landscaping (bushes and shrubs) and getting that all cleaned up might not be something you'll see them do.

The only work needed on these properties is carpet cleaning, that's it.

I was thinking just a regular 2 bed/1bath house since it will be my college roommate & I, but i am open to the duplex idea that Patrick was talking about considering I do know a few students that are going to be moving out as well.

I assume you want more buy and holds in the future, so the best thing to just get started.Your title says real estate investor, so i assume you have the resources to prove yourself a reputable person to the banks you work with on a regular basis.
