That house is a little further away but it's close enough to light rail and the freeways to be convenient if being downtown is what your tenants are looking for.

Just remember most of US myself included on BP are Blue sky the business is great etc etc.. the reality though its far different than what those who preach cash flow homes as an investment vehicle... the closer you are to the asset and the more involved with the asset especially in the beginning is important.. buying one rental 5 states away can be a real roller coaster if it does not go right.. and anyone who has owned rentals knows it NEVER goes perfect..

We do keep one nicer family car for traveling but I drive a 20 year old vehicle with no plans to ever replace it.I enjoy nice things and going to nice places, as does my wife.

If you are in a higher tax rate keep in mind it could be regular income and as such many have tried to do it in an IRA or some type of tax deferred vehicle (Disclosure: I am not your accountant/CPA or adviser and that is not tax or investing advice in any way shape or form)
