Ask for a referral, if they push back before giving a name then say you want to put an offer in but your bank doesn't go below $50k, and your out of area Realtor doesn't know anyone either.If she doesn't know someone in the area doing $30k mortgages, she doesn't get a commission check.

Get a rock solid contract with rewards for work completed ahead of schedule.

So I just read this in my local city master plan and was very confused since they are also pushing for more density (like most cities), including ADU creation along with apartment and multi-use buildings.

Some push all non-statutory deadline work to after April 15th. 

I originally looked locally & then realized the big money makers in STR are down south - best decision I ever made was pushing myself out of my comfort zone re: long distance investing!

@Chris Smith,  I would have the survey done well ahead of the refinance.

Unfortunately, I gave her the security deposit.I'm glad she's gone, she seems like a bit of a head case.

I went ahead and pulled out of the deal.

There was a discrepancy regarding the title and the close date kept getting pushed back.
