My sister in law in Silicon Valley prepaid for a full year for a place that I believe was beyond her financial means, using her mother's (my MIL) money when MIL was pulled out of the nursing home she was staying.

You can also have your agent do a comparative market analysis for the area around the subject property and also pull lease information from the MLS.Have you used the Rental Properties Calculator here on Bigger Pockets to determine if this is a good deal?

Lots of great resources that you should pull from.If I were to start from scratch, I would start with a MrLandlordLord.com template.

As  long as you have that all clearly spelled out in advance, I can't see a judge agreeing with a tenant who pulled a trick like that.

My initial plan is to learn about the different investment strategies, determine what will work best for me now and in the future, learn some more, and then pull the trigger.

My head says it's a good idea.... my imagination is causing me to pull back. 

I need to solve this major problem, and if I need to pull out my checkbook, I will.
