I tent to do everything I can to fix things like this quickly. assuming you have a good tenant, fixing a window is a lot cheeper than having to find a new tenant.

So some quick numbers:-Reno cost $8200 (i did most of the labor)-combined income 50k (w2 married 2 kids)-sell price est. 100k (comps between 100-115k) and 100k is me being generous because most of the comps are not renovated.

In regards to keeping extra supplies. one of the things she requested was a locked closet with extra supplies (clean linens, towels, etc) with a key for the maid so the tenants won't be able to access..she said this is important when you have quick turnovers and there's not always time to do laundry.
