I understand the spirit of preventing investors from using loans meant for owner-occs, but that argument doesn't fully explain this provision in my opinion.

But when your house is on fire and you see someone pouring gasoline on it, you suddenly become uninterested in who started the fire and more concerned with those preventing you from putting it out. 

Holding it exposes you and the property to unnecessary liability.

I got to the point where I provided 3-4 very accurate comps to every appraiser, prior to the appraisal process, so they knew I understood the market should valuation come up short - that step went a long way in preventing issues! 

With two of my rentals I was instructed to build a structure around it to prevent "easily touching" the cables. 

We'll hold in both names and one of us will get an agency loan (to prevent it from counting against both of our limits)

If you are trying to entice a non-credit worthy buyer you are likely to face unnecessary issues.

I guess month to month is too much to hope for.Suggestion: Conduct quarterly preventive maintenance.

@Jeremy Krueger yes I did, I wanted to spell out every thing before he moved in to prevent unwanted issues in the future.

We also replaced the fill hose and valve on the toilet to prevent another overflow.Now we need to decide what to do about the basement long term.
