FSBO's are usually a waste of money to target.

I even had to replace a submersible well pump in steel piping for the sprinklers at like 8 pounds per foot x 40 feet.

I KNOW my target farm group like the back of my hand and know how they think and buy, I'm only 22, so trust me i hear and see how they think.

If so, negotiate a contract at your target price and then contact anybody who made a lowball offer and ask them if they are still interested...could be a more effective way to achieve that simultaneous close.

I've thought about putting in offers at the cost I need to buy at just to see if they would take it and loose $100k.In short do your homework so other investors don't start putting a target on your property as one they could get for cheap because your upside down in it.

My company will spend thousands on print ads, but I am trying to let them know there are more effective ways to spend that money and target a better audience.

The ads are targeted, show up in the 1st page of Google for my local area, and when someone clicks on the link it takes them to a page that is specific for that area with key words included.

I would have specific properties targeted and 80-90% of the time the sales would be postponed or cancelled.
