I have a question(s) regarding EMD: How much should I ask for from a potential buyer?

Looking for something that helps factor in all variables, fixed costs, interest paid on hard money loans, reno costs, etc etc. 

Check potential properties well, including inspections, financial checks, tenant screening, and local rules.

Though you have to look at the legal cost.

Make sure you are asking about all the terms - the maturity date, the adjustment period, the costs, etc.  

If you are going to JV for land purchase I would definitely get quotes from architect, engineers, and estimated civil cost.

This AC costs $17000 in 2020 and assume will no problem for a long time but most expensive one and shortest time died. 

My question is, if we buy the home using a conventional personal loan while we househack, what would the costs and process look like of transferring the house and the loan over to an LLC?

U may want to try it and book a room and see for your self.. so for my trip to DC 3 nights cost me ( actually just checked) it was 60.00 extra 20.00 per night for 24 hour cancellation and half of  that for 5 days..
