I am not sure if a 1031 is going to be part of the equation or not since we are looking to purchase something at a lower price point than what we sell for (not clear on that, but I'll probably post separately in the 1031 forum for that topic). 

These two are rarely mentioned in the overview posts I have seen.

Posted the deal back in 2011 on Biggerpockets before I bought it.

There are plenty of people who have been able to start a career with nothing more than drive and a dream so I'll let them post how they did it however I'd wager that they are the minority and the hard situation is this is a cash intensive business.
