The thing Boise has going for it is population influx... and long term prospects are strong.

LOCATION.There are a host of subset variables to consider as well like, population growth and migration rates, job growth, the economic base, median income, rent rates etc. 

We have some of the strongest rents, appreciation, and growth of the population in the entire country.

All that said, I like the potential for this property, since it's quite close to a school with a 5-figure student body population.

This part of the country has the triple reality of increased regulation, declining net population, increased inventory, and tough competition with retail buyers.

Also population growth into Florida, alongside still relatively affordable prices in some areas of Florida make it an attractive market as well.   

The population of the major universities hasn't changed much but the available apartments has increased exponentially.
