You can reject an applicant for any reason you want so long said reason isn't because they are part of a protected class as identified by Fair Housing policies.

Homeowners and tenants are being protected by government entities, for now. 

Fire protection (hydrants, fire dept dist, etc.)I would suggest looking for an Independent Agent that does both Business and Personal Insurance.

That being said I didn't have any personal assets I needed to protect at that point.  

Man has instituted governments to protect our rights (see: Declaration of Independence), not take my private property and give it to someone else.

That we are doing the most to protect them from the virus. 

well this is why you need a great real estate ( like your wife i am sure is) to protect the sellers in these instances. 

It's not a protected class like race or religion.

There are a few players that make a great living in those areas, but majority would not. 

Any dog on the insurance list of "dangerous breeds" is allowed for $75 a month and proof that the tenant has insurance to protect against the animal causing injury.I limit renters to two animals per property.No kittens or puppies.
