You have a great deal of control about when and how you invest in real estate, and if it all tanks you still have a physical asset to fall on.

This is what I used when living in New Zealand and they have competitive exchange rates.I'd try to steer away from having a friend collect rent, especially physical checks.

A registered agent is someone who physically resides in the state where the LLC is sited who is able to be served papers in the event the LLC is sued.  

They are given all their notices and if they aren't out on move-out day, they are physically removed.

We also off protection plans for owner on rental protection which will cover if a tenant is not able to pay for rent and eviction protection plan which covers the physical cost of eviction!
