Present your portfolio in a binder, complete with basic facts about your properties, before and after photos, etc.

Could you potentially run the photo through a program to give you an idea on what it could look like?

If you are using a GC - put in the contract - 2 progress reports per week, emailed with photo of each area.  

On occasion, it isn't gray, the one day out of the year that they take a photo of the Space Needle and Elliot bay is very nice.

That said, there are have been plenty of properties where the photos representing the property are accurate but it's much worse in-person.

1st send letter to owner with photo's of carpet and say you signed a new lease with the promise of new flooring and want to know what date they will be installing and you would like a reply in 10 days.If the owner doesn't reply, call the city inspector out and ask them what to do your landlord is failing to keep the property in suitable condition. and want to know what you can do.

How can someone determine if a tub or sinkneed replacing, or a fan, or if the AC unit functions or not based on a few photos.

Proper drainage is key here and we've had a lot of success with routing drainage underground and into a drain pipe and/or french drain that ends with either an emitter or drywell.It's important to know the amount of water that you will be handling, the type of soil on your property, the slope of the land, and whether you have any storms drains near your property.From your photo, it appears your current system is to route the water from the roof to the gutters to downspouts and then to more downspouts sloped to the front of the lot.
