I have 2 LT rentals, one short term rental & my personal property-has a good bit of equity. (4 properties total) 800+ credit score & good income.I’m looking to get in the commercial space but I’m tired of putting down 20% cash every time I find an opportunity.

Not before that long it could become more interesting for you than for us here.Now, for us building a portfolio of rentals (and btw also an option for Americans), we avoid this by not doing it as an individual but with a company (SL) and changing it to company tax (first two years 15% and after this 25%) and creatively deduct way more costs.It is true though that this is a good way if your strategy is to reinvest your money time by time building something bigger/passing it along to kids/relatives etc, because when you want to take money out of your company you would need to pay dividend tax or in the form as a salary.

It's not going to cause it to appraise for more as the appliances are considered "personal property" and not part of the actual property.

If you have a property under contract at a great price, and a competitive bid scenario between multiple investors may be the right course of action, consult with a reputable real estate auction company.The auction company should be able to tell you pretty quick whether your deal is as good as you think it is.
