I don't think I've overpaid/underpaid taxes either because I read the rules and deduct repairs as repairs, capitalize improvements, deduct business mileage as permitted, etc.

If its an area with more modest but still well-maintained properties but a slightly lower income area (more factory or other blue collar workers, but still stably employed) then you're looking at more of a B- neighborhood.

Due diligence with the city has led to the understanding that I can build up to 3 additional units in the back of the lot, with a building permit, as long as we meet development standards, setbacks etc.
