The interest saved would only be a couple thousand, which isn't a lot in the grand scheme of things but is 4% or so of the purchase price of the property.

I've already done plenty of research on the conventional, Fannie/Freddie side of things (couple grand in closing costs and rate between 4.5 - 5 with no points) but noticed quite a bit more variance with the portfolio lending side of things.

In reality, the buyer cannot "make money" buying a home, so we buffer it a couple grand to account for property tax prorations etc.Seller nets: $75k.NOTE: Before all you real estate investors get excited and start making threads proposing crazy things--- Gift of Equity can only be between family.- Making up familial relations where none exist would constitute mortgage fraud.- The person buying the home MUST intend to occupy.- There are some other nuances, not all loan originators / lenders do GoE.Now, as for the mechanics of this... don't buy that home until your nephew is solidly preapproved.

If the second house is completely detached, adding a second electrical service shouldn't be too difficult but it's probably a couple grand.

Yes the areas you think of as 'Tower Grove'-Tower Grove South (near the park), Shaw, Tower Grove East (right by Grand) are all great areas and you won't find too many properties to buy based on returns as most of those sell based on owner occupied.

I had a cottage in Grand Bend area of Ontario and it rented very well yet it was getting older so I sold it.I think you will find the best value where ever there is lots of people and a nice beach.
