An illegitimate child can come out of the woods at any moment and ask to reclaim his parent share and even if neither of the above sticks in court you'll still be dragged through legal proceedings and could potentially pay a lot in legal fees.

That house was where the owner's parents lived, and instead of going through the time and expense of replating everything, I offered to let the parents stay in the house, rent free, for the rest of their lives, and in exchange, he would throw the house in for free.
