You owe nothing at this point and have incurred extra expenses trying to please.

Seller paid for 2nd appraisal, came in at $305k, but had lots of poor appraisal practices in it and cannot be taken seriously.

That's a pretty high cost for an investment that hasn't paid out yet and the returns are unknown.

I find not everyone wants to "be the bank" however, especially if they're older and their goal is leaving an uncomplicated inheritance to their heirs, they don't want their kids having to deal with waiting a few years to get paid that lump sum, or worst case scenario foreclosing on a property to get their inheritance. 

If you know you can't or don't want to deal with people then factor in a property manager for expenses.

What is your ROI and the amount paid for a cost seg study?

Before you say, "the agent", ask yourself why you would trust someone that has a conflict of interest in approving someone to get paid?

Or do I put the original price we paid for it? 

Properties here are pretty expensive and want to know if it still possible to be successful here.
