Here's an example:I have found numerous condos for sale in my area (Phoenix AZ) for $30,000 -$35,000 (price includes any repairs) that rent for $700 a month.

These are both extremely useful sites as the state site can forward you to numerous places like the dbpr (department of business and professional regulations) where you can do professional license searches, (for example, a great place for locating a seller that has a professional license, i.e. a massage therapist or a hair stylist, or a real estate agent, they all would be listed here)  You can also find the link to your Secretary of State, also a great place to skip trace if your seller/buyer is an investor or biz owner.  

Aside from having trust and knowledge of the house flipper, being in first lien position, making sure you know the market/ARV of the property, and using a qualified attorney, what are some of the numerous other things to look out for?  

The latest thing in the Ocala MLS market is listing properties way below value and then your agent tells you the listing agent "got numerous offers, so in "x" number of days they want everyone to give their highest and best offer."

If you are in a coastal area....or places like GA....you need to have it.Owners child has had numerous allergic reactions inside the home.....at least now they know the source.  

I have had numerous buyers get offers accepted with contingencies, but not always all.
