From google maps pictures (2015) there were 5 additional homes that have been moved or torn down.EXPENSESStick built homes pay for all utilities.Park owner pays for water/sewer of mobile homes.Property taxes $2,000 yearly (166.67/mo.)Water/sewer, Trash, landscape, snow removal, etc monthly average $350There are additional misc expenses roughly $40/mo.Asking price $65k (15 yr mortgage about $400/mo.)Insurance unsure yet.  

So, I failed to find a replacement property and couple of days ago my CPA shares the news with me that because of the 800k mortgage debt I had on the property I am subject to pay capital gains taxes on the debt?

ASU offers a minor in real estate, once completed you can test for the Arizona real estate license plus get college credits.At eighteen and in college, I think it will probably be very difficult for you to qualify for a mortgage unless you have a cosigner. 

However, I’m already at a loss since I may have to put out of pocket money to make up for the 2k mortgage, since rent goes for around 1,500 to 2k.
