Then I downloaded an app that hijacked all of my contacts and sent them unsolicited spam email about how I was a licensed Realtor and to contact me for all of their needs.

@Tom Fidrych its hard to improve on the post by @Nathan GesnerWe have never had this work well...if this is your operating style there is nothing wrong with doing repairs yourself...you may be better off with flat fee management services...a focus on admin and bookkeeping tasks...or maybe a platform like Stessa...I'm sure there are 100 PM apps out there that just do the back-office type stuff. If you do reach an agreement with a manager on this, just make sure all the bases are covered with proper documentationBest of luck

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.

If you’re thinking of ditching Kwikset, you might as well go to smart locks where you can reset the code from an app and not have keys to manage at all.

Bank of America couldn’t care less, but the private lender you have lunch with even a few times a year, and with whom you know personally, will be more likely to help you out.If I see that you know what you’re doing because we occasionally meet and I hear your issues, I’m much more willing to cut you some slack than the out-of-state perfect stranger, known only by a loan app, who always seems to have an excuse.Depending on where they get their money and the rules their lenders/investors impose, as well as the law of course, private lenders are generally free to make the rules up as they go.
