I'm wondering how I should calculate and break down the estimated repair costs and materials?

Right now I’m negotiating on what I’ve been given and then will retrade if during diligence actuals are materially different.

Depending upon the location, finishes, grades of material, etc....you could get close to $100 psf, not including any lot development, etc...

Well, it may be free for you now, but when one of those panels shatter it's going to be $200 in materials minimum to replace the whole door quickly, and you'll have to change it quickly and pay a premium for that as well.

From what I could tell, the owner was a contractor who used the leftover housing materials from work to piece together an ever growing home... one piece at a time.

I am very grateful for any help in the matterGet the owner to put you on title.Put a lien on title for the cost of your time and materials in case he gets squirrely. 

Be careful about it - especially if the contractor is buying materials.
