If you think education is a waste of time you're bound to fail as a real estate investor because being a successful investor in anything is a non-stop accumulation of education. 

We loose our never ending energy and begin to slow down.

This mandate does not all of a sudden make the owner a slum landlord; but is does subject him to court costs and penalties.Will removing loose paint and encapsulating be enough, or will the city require me to actually remove the lead paint?

"What if we don't use DOS and hold this too long and then we loose our claim?"  

We end up loosing money on applications, even charging a fee, for each application processed that does not become a tenant. 

Rule #1 is Never Loose $$$$.   

Those who criticize it and want to change or modify it, believe that the system is by no means perfect and maybe if we learn from history, we'll be able to modify it so we will not loose it to a detrimental collapse as other economic systems experienced.

Investors [the actual owners of the loan] want certainty they will make their money and originators and servisers take a small percent of the interest (commission) upfront if they loose the loan they get a clawback in their commission. so lenders originators and servisers will clamp prepayment penalty or yield maintenance.

The Treasure Valley is growing leaps and bounds, so there's a lot of opportunities to be found and made here.  

Major issues on exterior (like facia that is loose from a storm) or inside (like mold in the bathroom from them taking hot showers).Stuff like that.
