If you have you’re license you may be able to be someone’s assistant for hourly pay.  

I learned that you cannot trust every contractor you meet, and that patience is a virtue in the real estate industry.

Ask your realtor, friends, contractors etc for property management recommendations if you go that route.

Do you have a "team" of people that will handle the various specialized aspects of a house flipping business (Realtors, CPA's, attorneys, contractors/tradesmen, title companies, lenders, etc.)? 

I'm currently in the middle of getting my Real Estate Agent license and hope to have it done by end of year.i was studying my Law of Contracts material and i came across the rule (537.11) that states that agents must use TREC promulgated forms in a transaction unless the license holder (me) is acting SOLELY as principal or the principal (client) requires use of another contract and/or one prepared by an attorney.  

I have several years in the past where I was a licensed mortgage broker in both retail and commercial arenas (2008 We all know that story!!!)

So I was thinking, in the meantime, maybe I could become a licensed real estate agent.

Since then I was fortunate enough get me TN real estate license in January of this year.

Over the next couple of years I want to start building my portfolio and eventually get my realtors license similarly to what David Greene has been doing.
