Smokers are not a protected class....It's your property in the end, JUST SAY NO.....OR be a smart *** and ask to sit in their car to sign the leases.

@Jared Carpenter we were flipping more in 2016, but in 2017 we slowed down on our flipping and started to lease options.

When setting up these applications, we do ask about foreclosures/bankruptcies, felonies, reason for breaking a lease.

I had a tenant stop paying rent and bailed on the lease.

Do you have to follow the old leases if you are buying a park?

It's not difficult at all to get M2M tenants, assess their vibe over the first 2 -3 months (are they paying on time, are they keeping the property clean, are they good tenants, etc...) and then offer them a lease (or asking them to leave) based on what you see. 

Each property tab can track rent contact information, lease terms, payments, work orders, etc.I see far too many spending way too much time and money on software solutions when they don't even have a problem yet!

Don't think either require immediate action but I have a home inspection scheduled for Wednesday (4 days from now) to look into them and other potentials further.Other property info: Current tenants have leases until August and January; Slab foundation; stand alone a/c in each unit; split meters for water/electric. 

Can you legally lease to illegal immigrants?

i am in Tx. my boss rented an 1 bedroom effeceincy apt for me , he put the lease in his name and showed me as tenant. he has been taking money from my wages to pay the rent. last week he decided he would move another guy in with me verses paying rent for him elsewhere.
