I'm willing to get creative, but I'd like to install an efficient system that won't result in high energy costs for tenants. 

This extended the amount of reserves I had in the bank, and was also part of the reason I felt comfortable with having a co-signer to qualify for a slightly larger/more expensive property.So now, I had a decision to make.

Coronavirus, the Financial Crisis, the Dot Com Bubble, 9/11, the Currency Crisis, the Energy Crisis etc. 

This are a has other industries ( tourism, nuclear energy, and potash) but I want to diversify for sure.

Every broker I have spoken with, and granted these were larger than $1mm loans, made it sound with the net worth, liquidity, management lined up, and good asset you are fine. 

It focuses on larger commercial assets and BRRRR investing.

However, despite working at one of the larger CRE brokerages in the country, I have never actually walked through and done a deal myself.I would love to find a partner in either the HTX or SoFlo area(s) that can help walk me through the first few deals.

If this is the case, a larger return will not entice me.

If the deal presents itself and the numbers make sense, I will go larger.  

At a larger scale, development companies will begin to curtail their spending of $ millions on projects because the demand for purchasing homes has dropped and the median home price for selling the homes are not as lucrative as before.
