I would look to purchase the primary with a low DP loan if possible or find another way to finance it and if anything 1031 the rental into a larger, better performing commercial building, or rental property.Just my 2 cents and I am happy to be a sounding board and second opinion for you, as this is a very common question for investors!

There are more robust PM systems out there but the larger ones can be costly and are overkill for self managers. 

If you have larger window I would recommend a Home Depot for more options.

Unless you are comfortable with taking on that risk and have the cash on hand for fixes / repairs of potentially larger issues it is not a good idea IMO. 

However, if you have intentions of doing something like purchasing another property next year then that $13k will be put to good use and the larger loan amount and added interest is well worth it.

Local to me the "non-warrantable" results are confused, but the "condo litigation" results are the top dogs for non-warrantable condos.

I plan to use my VA home loan and am thinking it would be a smart idea to team up with another veteran to afford a larger (3-4 family) building instead of just getting a 1-2 family building (depending on the prices that I run across).
