Save that for the next phase.If you can, find something distressed and fix it up yourself or with some affordable partners.If Minneapolis is super hot now, which I'm sure it is, drive around and find these kind of properties, knock on the door and ask who they pay their rent to.

Devote time to study Power Prospecting - be and act like a pro- for now forget mailings, silly yellow letters and hand written notes mailed to owners - be pro active - go to auctions, call or knock on doors of expired listings and FSBOs, get a tax sales list for your county - walk and talk and drive for deals.
