Tell them to quote Equipment Breakdown if available. 

I charge the same for a house with 2 bedrooms, a kitchen, laundry, living room, etc.  

Seems like the average cost would be about $600 per year and might save some time / headache in repairing or replacing some of the older appliances and especially with some of the older systems.American Home Shield actually let's me select which appliance to cover, so that if I update a kitchen and put in new stainless appliances (with manufacturer warranties), I can take those off the list at AHS and my rate comes down.Or is it better to let the appliance break down, replace them with new ones, and then go with the manufacturer's warranty?

Kitchen was vinyl and also destroyed, but it was over 10 years old, so we couldn't charge anything for that.  

My question is whether or not I can expense the full amount of my purchases against my W2 income/IRA withdrawal income, not just rental/business income.I purchased a truck for $40k and other equipment for close to $20k.My rental income is only around $12k annually. 

Did you remove any walls on the kitchen/dining room/living room level to get to that layout?

I’m replacing all the kitchen appliances in a rental I own.

I am seeing that businesses are quoting approx $150 to $160 per sqft and $170 per sqft for bathroom/kitchen areas.

In addition, any custom home renovation requires collaboration with architects, interior designers and kitchen designers.

The washing machine cost $100 and is five years old but is in great condition and a major upgrade from the junky equipment that the seller is leaving in our latest unit.
