It's never too late, though...I figure in 10-20 years it will be a great read.I also have a rolling calendar reminder to re-read my yearly goals every month so I don't forget about them, and forget to take action (out of sight, out of mind).

My attorney and title company don't seem to understand this or don't like this or don't seem inspired to want to move forward with something like this (title company says we can't really insure this without an action to clear title), I think mostly because they seem unfamiliar with it.

Although I certainly am not an attorney, it would appear on review of the above NJ laws that the tenants may be able to withold rent, and/or break their lease ***IF*** they have adequate documentation.The bottom line is, NO ONE can force a LL to take any action, and I dare say there is ALWAYS a choice to be made by the tenant...stay and deal, or move out.

I agree with everything you have said but I also think there are a lot of immigrants here legally, who do pay taxes, and who do work for themselves and their families to have a better life here in America and whatever is decided in Washington DC to protect the interests of the American people need to take into account all possible ramifications of their actions before ruling on legislature.
