They are the same thing from the IRS' perspective;- From a legal/asset-protection standpoint, the difference is between a corporation and an LLC, and from a legal/asset-protection standpoint, the election of s-corp is meaningless.So, while I'm certainly no expert on this topic, make sure that when you talk about the differences between the two, you specify if you're referring to the tax implications (no distinction) or the legal/entity implications (likely big differences depending on statute, structure, number of owners/members, etc).

Let them know what you are doing & ask them how their underwriters would need the "deal flow/documentation" to be with the buyers option fee/your assignment fee.That way you'll know for sure & can let the buyer know that they can use that specific M. broker when they are ready (win-win-win).Let the M. broker know you'll be referring all your buyers to them when they are ready to buy & possibly for credit repair services (if needed) before then.NOTE: You might get one (or more) M. brokers telling you that "there's no way do that"... just move to the next one & you'll find a few to choose from.Basically, it's the underwriters that will determine how they need it to be documented so it will count for the buyer when they buy.Hope that helps,JvM

When a property has been vacant for some time (the utility company knows this from their records), the utility company can consider it a safety hazard to turn on the utility service without some inspection and repairs being performed first.And repairs are probably something you wouldn't want to do.Also to add to his item #2, some utility companies either want to see proof of ownership of some sort, or a lease signed by a tenant and the known owner, to turn on utilities.
