I'm working on purchasing my first commercial building here in CO Springs (80909 specifically).

I have two thoughts - 1) Green building is not really a big thing.

I am just wholesaling right now and looking to improve in that while also trying to build capital and/or find people to partner with to start taking on properties myself!

Building your Core 4 Real Estate Team is also crucial.

Investors are also looking for advice on building their entire portfolio instead of people pitching one deal at a time. 

We have previously only done single family ground up builds but are looking to pivot to multifamily.

At the end of the day, it will have 3 separate buildings and 5 rental units. 

Hello Pedro, I am not an expert on your particular market, but that cost to build sounds low for the kind of high end/custom build you are describing.
