If you have to just divide by 27.5, wouldn't that highly discourage you from improving your property if you're, say, 25 years into owning it?

If you search through the forum threads you'll find hundreds if not thousands of posts going back 5 years from people wondering if they can wait a year or two for the market to crash so they can get a better deal. 

I don't know any personally but you can start by going to www.narpm.org and search their directory of managers.

I've looked at a number of properties lately where part of the value add is to improve amenities while also upgrading interior units.

But try searching BP for an investor friendly agent if you do the deal.
