In addition, a USDA loan presents a weaker offer to the seller.The reason is that if your parents get this home under agreement today, but find a much better home - a *perfect* home - tomorrow, they could walk away at the expense of their EMD and not a dime more.If I'm representing a seller and get identical offers with USDA and FHA financing, I'll recommend that my seller takes the FHA offer every time.

The subfloor and some joists were a little warped because of poor ventilation and oddly heavy furniture (previous tenant had installed a lot of gym equipment and climbing walls), which made aligning some of the planks tricky but not overly difficult.
