I like the idea of investing in Vancouver Wa. for the tax break, but I know little of that of that city too.

It is a great idea to reach out to some property managers to start building a team where you plan to invest in real estate.

Then you need to find out what the sellers financial goals are and solve their challenges with the proper structure.Education is the key, not banks. 

The problem with that is YOU, as an investor, have no idea HOW they will perform those services.

I am reasonably well with the numbers, but still new to the whole process, how to set up the proper systems etc.

I just need a broker that will give her a proper valuation and someone that will be truly looking out for her best interest.Thank you in advance

So I'm wondering if it would be a good idea to enter into the higher end bigger projects as my market, or is that too much risk for my first Flip project?

The idea would be to use that space as a STR after I moved out.

Or is it possible that any strategy can work if done properly? 

.- thanks for the post  ...fyi - if you will need to use a loan to buy - make sure you are  pre approved for both the multifamily  (  1-4 unit)  idea  as well as the apartment building idea ....these are 2 different  scenarios as the apartment buidling will need a  commercial type loan
