She likely meant she listed it with a a flat-fee MLS service. 

So a deal can "seem" over priced if you only look at the cap rate, but if you know your market really well you can tell on closer inspection maybe it's really a hidden good deal.  

You should still be able to claim all the deductions, etc. but you will likely be paying another tax prep fee. 

If they are having you make PITI payments and the rent does not cover this and fees are the owners sending you checks?
