Drafting my business plan has forced me to stop and take a look at myself (I haven't done this much even though I know its vital - get so consumed by life, sometimes I forget to smell the coffee so to speak). 

Me being a women with a death sentence with cancer & expected to to die, (but that was 7 years ago and I am healthy and alive today cancer free & I'm here to stay!!)

When i got my portfolio past 10 properties life got a lot easier... better systems for management, had enough maintenance work to find 1-2 reliable guys, and wasnt so concerned when 1 would go vacant as i still had 9 others cash flowing. 

Dean addressed the problem of the “slum lords” that profit off of low income rental properties and have no regard for the quality of life in the community.

These are tagged for life.

So now you have a property that cost you nothing and is producing you income for life, only time.  

I'm going to rescue myself from this financial doom-hole and then use what I learn to teach others to do the same.I've also been rehabbing my life.

Pretty sweet deal, 147.5 PP, 165 rehab, 450 ARV......we waited till we found a deal with a healthy margin, so when "things happen" we will still be profitable.  

I typically speak with several new investors each week due to my large network and I am always happy to help, as I was in your shoes many years ago.On a final note, I can tell you that passive cash flow can change your life, as it definitely changed mine in many positive ways.

Your selection of "projects" will be different in each scenario.We are buy and hold investors but even among our selection of rentals, we would have different priorities:student rental units - looking for simple. healthy, efficient, durable, and easy to clean;rooming house - focus is even more heavily on energy/resource efficiency since we carry the costs.executive rentals - higher end finishes and furnishings.
