If you had a large lawsuit for health issues from mold or a fall down some rickety steps with no handrail, you may be looking at hundreds of thousands but the vast majority of those are settled out of court for well below your liability limit.This idea that Tenants are suing Landlords every day (and winning) is ludicrous.

Also I recommend to check out latest city rules for tenant-landlords: http://www.phila.gov/health/pdfs/Landlords_Guide_t...There is a list of disclosures and pamphlets that you have to provide your tenant to be in complience with the city law and to be able to evict if it come to that.

Just got a hold of a Farmers underwriter myself; he told me that the tenant’s renter policy is the one to covers dog bite and if I got dragged into the lawsuit by some health appetite attorney and the court orders me to pay, then my Farmers landlord policy’s liability would cover that; it’s then no longer if an issue of dog bites or not, when I asked him even if it was resulted to the nature of dog bites which he couldn’t say yes or no directly but stuck to what he just told me and advised me to consult with an attorney for this specific area concerning (beside any other aspects that I might have missed) which I will since I’m already renting to the tenants who have the Chows.I realized not to rent to tenant who has dangerous breed is ths ultimate solution, but any other solutions for where I’m at?

@Dennis Wit If you don't know what you are looking for, I would start with your health department and ask for some big name companies who have pulled permits and done jobs recently, ask them which one they have never had problems dealing with before.
