It can be frustrating, which i know first hand. if you simply cannot win a bid then maybe look elsewhere or focus on properties that have been sitting for sale for a while that other people have taken their eye off of.

I think that Beaverton/Tigard and others are not quite the same as sprawling new developments outside Sacramento (perhaps more comparable to the San Francisco East Bay, to cite a local examplea gain), but on the other hand in the event of a significant downturn you maybe are more protected in the core.

Hello All,New member here and I am looking to invest in turnkey properties based on the comfort of a more hands off approach but I am also trying to understand the logistics of being able to take out a home equity loan or HELOC after closing the deal on the property, whether that be right after or in a couple years.

I use $75k of this to pay off the original loan and am left with $37.5k in my hand and a loan of $112.5k.Now the reason this is so confusing to me is something that they never seem to mention in the podcast(s) and other people glaze over; is this new refinanced loan at that much better of an interest rate to make this a no brainer?
