What is important is that YOU (Bill Bob) know what your skills and abilities are, and if you're out of your area of expertise hire the help you need for the areas where you are weak.

Then, once the property is sold, the account is funded with that $, both investors return their hard-dollar investment 50/50, and whatever is left over is split 60/40.This sounds a lot simpler than is probably reality, so that's why I'm asking for your expertise.
