Cant speak for the other markets but here in College Station, you can get low-interest-rate loans even as an investor through the builder's preferred lender!

i suspect you'll say "too expensive," but out of state comes with challenges too, and getting crushed by deferred maintenance and overpriced contractors is actually very expensive.memphis in particular - to be successful there, you'll need a team and a strategy, not just interest solely because it's "cheap" to buy there.

Some key factors, or questions I often get from the investors I work with on the buy side for STRs, that you can focus on in your listing, are as follows. 

There is a tendency, when getting a windfall like this, to act quickly.

I'd suggest asking your lender to mock up what it would cost to get your rate to 5% and then do a cost-benefit analysis to determine if that's the best use of your funds. 

So when you get out of the USA, things get are different.

I still need an estimate from a contractor to get a ballpark figure,  $30 was a speculation.
