From my experience Property Managers in the Atlanta area charge one months rent for screening/placing a tenant and then 10% per month on average moving forward.

They also can be good experienced investors or inexperienced newbies.Keep moving forward.  

I look forward to getting to know some local real estate investors and learning from your experiences.

But I plan to use it more as a tool to expand my knowledge of this business and look forward to meeting new people.

The way that the property management company I used to work for is that we charged a flat fee for collecting late rents because of the extra work it took, and then forwarded anything above that amount to the owner.
