Ellis Forrest with MGC  and Matt McCord with the McCord Law Firm are both used heavily in the investing community in the upstate. 

Based on the Facebook reviews, this law firm is in Maryland - not even Virginia - and is part of Legalshield.  

I, personally, would just be firm about the terms and walk away if they don't drop that requirement as it sounds like the son would just be a problem.  

You could also find a job with a real estate firm or development firm that does what you ultimately want to do.My best advice to you is never stop learning, never stop educating yourself, you can always learn more you can always go deeper.

@Gary Headrick - from what I understand, the strategy for an investor not already in this field is to purchase a portfolio, then engage a collection firm licensed in the respective states.

Agree with @Mike McCarthy, get some expert advice and firm written quotes to repair before you decide it's worth it.
