Need SC Real Estate Lawyer

This year, my sister moved back to Greenville to help take care of my mother. They were living in my mother's condo, but since it is very small and has stairs, I purchased a house so that my mother and sister could live in the house (more room and no stairs). My wife and I fixed up my mother's condo ($10k rehab costs) and then rented out the property. The rent money is sufficient to pay the house mortgage. The house was purchased for $150K. The condo will appraise for about $100K - $105K. We want to exchange the house for the condo and place a lien on the house for $50K. The lien is so that I can get the difference in the price of the house and condo ($50k). Once the condo is transferred, we will get a mortgage on the condo to pay off the house. There is no mortgage on the condo. I need a real estate lawyer in Greenville, SC to help on this. I am not sure if this is the best thing to do, so any help or advice is appreciated. The goal is to get the house in my mothers and sisters name, and the condo in our names.
