Consolidating through Student Aid gov will only let me add the 2.14% loans to one of the $20k loans and lower it to 6.5% but that isn't going to make a huge difference and it makes no sense.By the time I've paid it off I'll have paid up to $110k and it is really getting to me that I feel it hasn't even paid down from $50k over the last 5 years of $300 monthly payments.

Does anyone have any advice they could offer or feel like this is something that sounds valuable to their operation?

I am also starting to feel as I have enough basic knowledge to attend in person REIA meetings and classes and try to network which I know is a great step as currently I am just attending 1/2 online webinars a week and listening to the BP podcast.

It’s the simplest way to get a feel of what it is like to be a landlord without going through the hassle of managing rehab projects.

There are still deals out here, and don't get me wrong it's a lovely area, but I would be very cautious and do plenty of research as it's not such a fast growing market such as Charlotte or Raleigh.I'd be happy to answer any other questions you might have about this area, feel free to reach out if ya do!

However, if the numbers don't align with your investment goals or managing the property from a distance proves to be too challenging, wholesaling the property could be a reasonable decision.Ultimately, it's important to weigh the financial returns, your investment strategy, and your comfort level with managing properties remotely.
