The first step would be to find a property and in most areas the fastest way maybe to go for a ride in your car and look for vacant homes.

If your goal is to hedge inflation risk I much prefer to own debt and ride the debt monetization wave with the gov-mint.

For most investors it's the worst of both worlds, too far out to really make an accurate gauge, and to soon to ride out the unknowns and make adjustments, gain equity and leverage.

If you do get a co-signer vet the co-signer in a similar fashion i.e. check credit scores and income.
