You can't do a 1031 exchanges with a REIT, but you could buy something turn-key in an appreciation heavy market, hire a solid PM, and start stacking equity to later 1031 into a turnkey multi-family and continue to grow.

I would also consider expanding your wholesaling beyond single family residential and look towards multifamily 2 - 4 units or even 5 + units.

Even if US gets a much-needed recession to finally break the inflation, that doesn't mean residential/multi-family will suffer, as there are still long-standing supply constraints which will take years to address.

Highway 74 is one of the more exciting developments, and as someone with Family in the northern outskirts of Winston-Salem I must say it's a great improvement in local infrastructure. 74's goal is to effectively create a beltway that circumvents inner city traffic and links to the highways that people are frequently trying to get to.

(A multi-family, if you can afford it, achieves the same goal.)My two cents at least.
