@Peter SikI'll say this and leave it at that- it was one of the best advice I received from a experienced landlord- "NO tenant is better than a BAD tenant" Pick your tenants wisely, it could make or break your investment property.

I'm an Ohio agent but my parents live on the coast down there and I've reviewed their coverage a few times.

Check local law and review the HOA organizational docs as to whether those dues are a lien regardless of whether a "lien" per se is filed among the land records.

I would give both hard money and conventional lenders a good look.Make sure you put in the time to really research your lenders and to compare their rates and fees.But, like you, I'm very new to this so hopefully some more experienced folks can chime in and either agree with me or tweak what I said to make a little bit more sense.Either way, I wish you much luck friend!

I guess I'm asking what would you more experienced  gentlemen and ladies  ask a realtor / broker in this position .

I have some experienced friends who have offered to help me out, which makes me a little more comfortable with the magnitude of becoming a rental investor.I've been doing a good bit of research on the area I'm interested in and crunched some of the numbers to find some appealing candidates for my first one.

If they contact about the property you can say we are still reviewing applications (if you don't have a good renter yet).
