Instead of saving $20k-$40k for a downpayment over and over (which is hard to do) you can simply save it up once, and use it over and over to expand your portfolio infinitely, but buying a property, rehabbing it to add some value, rent it out, cash-out refinance, then repeat.

Came to PM asking about lack of cash flow maybe I wasn't pointed enough in my questioning and yes I'm easily intimidated by my PM and her staff (who often treat me like crap or act irritated when I ask questions or want to argue a point) Needless to say, I was told what I wanted to hear and it all adds up on paper but the question remains of why I still am not profiting rather than maintaining.

Seems to me you could easily write your lease to spell out how partial rent payments are treated, i.e, that they are not credited until the full rent is received, for example.
