I let them know that they are both excellent at their job and they would not drop the ball on their end.

Sometimes that's enough to get the ball rolling.

I think starting out its hard to be decisive, I listened to one of the BP podcasts today and there were talking about that, but ultimately I think we can provide value in a lot of different ways, so sure it might be smaller commissions, but if you get the ball rolling and make decisive decisions then you might be able to bring in more commissions, quicker even though they are less your still providing good value.

Is there an online service that would give me a ball park figure on what the house is worth, before I go into getting an appraiser etc?

Geez man ,You need to widen your circle of influence because your investing friends don’t have a crystal ball anymore than any of us do and they are offering you bad intel because they lack knowledge of the future .

Think I'd put together a compelling case on why you're offering less with comps that a broker can give to a seller.Spit-balling a low-ball just marks you as cheap and not worth a lot of my time. 

Either way if its listed on the mls, your wasting your time low balling.

But it got the ball rolling & built up momentum for me.

No crystal ball but we do not expect demand for close to the city suburban homes to diminish in 2021.
